VIUCO started in Girona offering seasonal lettings to university students. The close working relationship and the trust of those owners led them to ask for help with other property transactions.

The valuation is free and carries no obligation. It includes the Value and Yield Report, covering the sale scenario, the long-term letting scenario and the seasonal letting scenario, so you can compare them with real figures before deciding anything.
A valuation is a market estimate that helps you decide what to do with the property. An official appraisal is carried out by an approved company under Spanish Order ECO/805/2003 and is what a bank requires to grant a mortgage. A VIUCO valuation does not replace an official appraisal.
Girona city (Barri Vell, Mercadal, Eixample, Devesa, Sant Narcís, Santa Eugènia, Montilivi, Palau, Taialà) and the surrounding urban area and counties: Salt, Sarrià de Ter, Vilablareix, Fornells de la Selva, Quart, Celrà, Bescanó, Banyoles and the Costa Brava. If your property is outside these areas, write to us and we will tell you straight.
Yes, and under two separate credentials. VIUCO Assessors Immobiliaris, S.L.U. is listed in the Catalan Register of Estate Agents under number AICAT 13.559, which Decree 12/2010 makes compulsory to operate as an estate agent in Catalonia. We are also members of the Association of Property Agents (API) under number 1312, a voluntary membership that binds us to the profession's code of conduct.
Typically: the municipal capital gains tax (plusvàlua), personal income tax on the capital gain, the energy performance certificate, the habitability certificate and, if the property has a mortgage, its registry cancellation.
Agency fees are always agreed in writing before any work starts. We set them out at the valuation stage alongside every other expected cost.
Yes, and it is how VIUCO started. We check each candidate's solvency and paperwork, formalise the seasonal contract, lodge the deposit with the Incasòl and collect the rent on the owner's behalf, with fees agreed in writing before we start. Students may separately contract residential services from Flatmeits: cleaning of shared areas, utilities management, repairs and support throughout the year. You pay nothing to Flatmeits. Since 1 January 2026, seasonal lettings in a declared tight housing market area are subject to the same rent limits as permanent housing, and where a flat is let room by room the combined rents cannot exceed the cap for the whole flat.

It depends on the asking price, the area and the condition of the property. At the valuation we give you a realistic forecast based on comparable transactions in the same area. The asking price is the single variable with the greatest influence on selling time.
Nothing at all: the valuation is free and carries no obligation. Sometimes the honest recommendation is to wait, or to let the property instead of selling, and that goes into the report too.
